Many other homesites are scattered throughout the Eastern side of the Carson Valley in the neighborhoods of Stonegate, Sterling Ranch, Ruhenstroth, Fish Springs, and Pinenut. All these lots will most likely require wells and septics and will generally be at least one acre or more. Wild horses are a common site in this area and the views and peaceful nature of the land cannot be compared. Finding your dreamsite is quite possible at an affordable price with or without restrictions on building codes. Starting prices are around $185,000.

Topaz Ranch Estates
One of the most affordable areas to build. Close to Topaz Lake and located off Highway 208 on the highway to Yerington Nevada, this neighborhood has many homesites still available. Topaz Lake has great fishing and boating facilities and is located at the border of Nevada and California. The zoning is a manufactured home overlay with many of the current homes already established. Lot sizes will vary but generally are at least one to five acres and prices are starting at $95,000.
